Planning electrical work in Cumming: which office issues the permit and which rules apply
Most electrical projects in Cumming start with the same two questions: does this job need a permit, and who issues it? The answer depends on where the house sits. The City of Cumming runs its own Planning and Zoning department, which issues building permits, inspects trade work and says on its building permit application that separate permits are required for electrical work. Homes outside the city limits, which covers most of the 30028, 30040 and 30041 ZIP codes, fall under Forsyth County's Department of Building and Licensing. The County's own permit guide says that adding an electrical circuit and repairing or upgrading an electrical service both need a permit, while replacing an appliance that plugs in does not.
This site collects those rules in one place and links every claim to the government or utility page it came from. It does not publish electrician prices, because there is no primary source for them. It does publish figures that are written down, such as the City of Cumming's electrical permit fee schedule and Sawnee EMC's 2026 electric vehicle rate, which our EV charging cost calculator turns into a monthly number.
The four projects people in Cumming ask about most
Electric vehicle chargers are the most common new circuit. A Level 2 charger runs on 208 or 240 volts, and Georgia Power's 2026 rebate terms say that installation may require a permit and inspection from the city or county. Our EV charger installation guide covers the permit, the utility rate options and the rebates and tax credit rules that apply this year.
Panel and service upgrades come next, usually because a charger, a heat pump or a finished basement needs more capacity than an older 100-amp service can give. Forsyth County lists an electrical service upgrade as permitted work, and the City fee schedule prices a 200 to 299 amp service as its own line item. See the 200-amp panel upgrade guide.
Standby generators are the third. Both utilities that serve the area require a transfer switch so a generator cannot feed power back onto the line. Read the generator installation guide and the portable generator and transfer switch page before anyone connects a generator to house wiring.
The fourth is unique to the lake: wiring for private docks on Lake Sidney Lanier, which sits on U.S. Army Corps of Engineers land and follows the Corps' own electrical requirements. The Lake Lanier dock electrical guide explains the service pole, ground-fault and certification rules.
City or county: how to tell which permit office you need
Your tax bill or property record shows whether a parcel is inside the City of Cumming. If it is, permits and inspections go through City Planning and Zoning at City Hall, 100 Main Street. The City's inspection page says inspections must be requested by phone no later than the day before they are needed, that the permit card must be posted at the site, and that a failed or blocked inspection is billed a $25 re-inspection fee. Details are in the City of Cumming electrical permit guide.
If the home is in unincorporated Forsyth County, the County's Electrical Only Permit covers work limited to electrical, and the County says this type of work does not need plan review. The County inspects residential electrical work to the 2023 National Electrical Code and says all building permits expire 12 months from issuance. The Forsyth County electrical permit guide and the Forsyth County area page walk through both.

Georgia licenses electrical contractors through the Division of Electrical Contractors of the State Construction Industry Licensing Board. The Board's rule describes two classes: Class I, which is restricted, and Class II, which is unrestricted. Forsyth County's electrical sub-contractor affidavit asks the contractor to give a state license number, attach current state and business licenses, and confirm that a restricted license covers the job. The City of Cumming's electrical permit application also asks for a copy of the current state card and business license. Our license check guide shows how to confirm a license and what the classes mean.
When you are ready, the form on this page lets you describe the job and the property ZIP code so that independent local electricians can contact you. You decide whether to hire anyone.
